High Rise Living Like Never Before

Combining the space-planning expertise of the country’s top architects, an innate knack for selecting accessible and attractive locations to fit the needs, budgets and lifestyles of Filipinos from all walks, Vista Residences, the condominium development arm of Vista Land & Lifescapes, the country’s largest homebuilder, entered the market in 2006. Since then, the trend of convenient and affordable mid-to-high-rise living has been on a boom, its many developments changing today’s urban lifescapes, especially in Makati and Quezon City.

Vista Residences recently topped off in Makati the elegant Mosaic at Greenbelt and the first tower of Laureano di Trevi on Chino Roces; Avant at the Fort and Crown Tower in Manila. Still another development, Madison Place in Quezon City was presented and turned over to buyers in December 2009.

“Vista Land debuted in residential condos only in 2006. After three years, it takes pride in its line-up of 12 condo projects that are now completed, under construction, or expected to rise in the near future,” said president and CEO Jing Serrano.

“Bringing all these projects under Vista Residences, as a corporate brand name, is a timely move signifying our commitment to assume a leading role in residential condo development. As 2010 started, Vista Residences is set to accomplish a series of milestones. Two new projects In Quezon City have been launched last January and February, consisting of the P5-B Wil Tower Mall in Quezon City across ABS-CBN and the second tower of Pinecrest New Manila, a community of three low-rise, expansive buildings peeking out from a forest of lush pine trees.

Another three to five more projects are in the pipeline for this year at the following areas: Quezon City. Wil Tower expands Vista Residence's role in condo market

news2.pngSustaining its momentum in the condominium segment, publicly listed holding company Vista Land continues to expand its role in condo construction with its Queaon City project, Wil Tower Mall, its anchor development in 2010 under Vista Residences, the group’s consolidated brand for condominium developments.

Vista Land said the project will generate of P4 billion in revenues and is targeted for completion in 2014.

Investing is steadily in residential condo development is a strategic decision of Vista Land with a long-term perspective,” company CEO Jing Serrano said.

She said that unlike home and lot developments, condo projects pose different demands, with a longer gestation period.

An entire building needs to be completed each time, not merely individual units as in horizontal projects. But the long-term growth of the segment is there, and residential condos will increasingly contribute to revenue,” Serrano said.

Wil Tower Mall has a premium location across the ABS-CBN compound along Eugenio Lopez Drive in Quezon City, offering proximity to the city’s media hubs ABS-CBN and GMA; top healthcare facilities St. Luke’s Medical Center and Cardinal Santos Medical Center; academic institutions UP Diliman, Ateneo de Manila, and Miriam College, and the shopping and leisure destinations of SM North EDSA, Trinoma, Gateway Mall and Araneta Center.

As a 42-storey mixed-use condominium project, Wil Tower Mall will be the tallest and most upscale building in the area, with two 38-storey residential building hoisted on 4 podium levels housing commercial, high-end establishments. The project’s amenities will include a supermarket, specialty restaurants, and a range of leisure and fitness facilities.

“With this condominium project, we are providing highly advantageous value to occupants, investors and residents,” Serrano said.

Since 2006, Vista Residences has generated a line-up of 14 condo projects that have been built, are being completed or will be launched this year, demonstrating the group’s capability to marshal resources effectively, maintain a high level of operational efficiency and achieve defined business targets.

Vista Land Aims for Dominance in Residential Condo Segment

Three years after its initial residential condominium offering, property holdings group Vista Land and Lifescapes, Inc., the country’s largest homebuilder, aims to gain the dominance in the home condo segment which it holds in horizontal homes with its unmatched track record of over 30 years, according to President and CEO Benjamarie N. Serrano. “In fact, we are targeting an average annual growth of 25 percent in condominium sales in the next five years, reflecting an upbeat outlook,” she said. “Vista Land is leveraging its expertise and leadership in homebuilding to assume the lead role in the residential condo segment.

She added that the recent launch of the group’s Vista Residences, both as corporate brand and business unit for all vertical home projects, will strengthen Vista Land’s presence in the segment by creating greater awareness of its identity and enhancing efficiencies in resource allocation. Vista Residences has assumed responsibility for the portfolio of home condo projects previously held by Vista Land subsidiaries Brittany, Crown Asia, and Camella Homes. “We are looking at contributions of up to 20 percent to Vista Land’s revenues from vertical home sales, so that the current sales can be more than doubled over the next five years,” Ms. Serrano said. “We expect Vista Land to build a major market presence by the sheer number and scale of its projects.” “Our portfolio of vertical home developments, after a few short years, now already stands at 15 projects with an aggregateunits valued at P18.7 billion,” she said. Six of the projects, with a total value of P6.2billion or nearly half of its offerings in the segment, have been sold and are to be completed this year. These developments are Mosaic and Trevi Tower 1 in Makati, Avant at the Fort Bonifacio, Symphony and Pinecrest Tower 1 in Quezon City, and Crown Tower in Manila.

The remaining six projects with a total value of P8.3billion, are now selling with construction starting in 2010 and 2011. These are KL Mosaic and Trevi Tower 2 and 3 and The Gallery in Makati, The Currency in Ortigas, Wil Tower Mall and Pinecrest Tower 2 in Quezon City. “Our many years of homebuilding experience gives us unique insights on buyers’ requirements, especially in planning the efficient use of space and offering comfort, privacy, exclusivity, and security, including features like convenient and secure parking Our vertical developments are located in some of the most accessible and attractive sites in the metropolis. “As a result, Vista Land’s efforts have been rewarded consistently with strong sales in the residential condo segment within a short span of time,” Ms. Serrano said.
