Fully furnished vs. Unfurnished Condo: What to Choose?

Feb 16, 2022

Moving into a new condo might be challenging. Moving in itself needs enormous manpower, and finding the best spot to start a new life is kind of demanding. There is also a need for serious finance in picking the dream condo design. Settling in a condo right at the heart of the city has its different pros and cons.

Cities are the business district and it is the center for opportunities, may it be for young adults who wish to build their careers or start-up families that plan to venture into a business. It became one of the most common pulling factors why most people opt to choose to live in a condo. The biggest constraint that they face, however, is the budget. Thankfully, condos nowadays offer some selections of units that can fit different compromises. For those who wish to have an efficient transfer, with no need of tiring moving, fully furnished condos are the one. On the other hand, if they want to choose a more budget-friendly option there are some unfinished that might be available around the town.

Here is a guide for those who are torn between these options. Will a fully-furnished condo be worth it? or is there a need for a little step back and go with the unfinished one?

What is an Unfurnished Condo?

This is the most usual method by which a developer delivers an apartment to a buyer.

When purchasing an unfurnished condo, one may expect it to be delivered in the same condition as the owner acquired it from the developer, with no modifications.

An unfurnished condo is like a bare condo design. Metaphorically, it is just the same with a blank canvas. This means the new homeowner will have the chance to be creative in designing the space depending on their own choice.

To further have a clear picture of what it is like to purchase an unfurnished condo, here is the expected content of the said property.

What does an unfurnished condo come with?

The typical unfurnished condo unit in the Philippines comes with:

  • Floor coverings, such as the tiles, can either be wood or slate.
  • The walls and ceiling have been painted, most commonly white (depending on the developer of the property, better check nearby properties with the same developer to familiarize)
  • Built-in kitchen cabinets and sink that are custom-made
  • Fixtures for the bathroom (basic sink and shower); and
  • Electrical wiring and outlets were installed, as well as internal doors

Some unfurnished condos and apartments might already have a set of air-conditioning installed. In this instance, the developers already provided it.

Vista Residences offers a variety of ready for occupancy condos, pre-selling condos, either unfurnished, semi-furnished, or fully furnished, depending on the client’s choice. Tennyson Heights by Vista Residences is meant to provide future residents with better living options by giving them everything they need such as spacious studio flats and essential amenities. This pre-sale condo with top-of-the-line amenities makes it ideal for those looking for properties in the metro and is close to all accessible location spots and conveniences at the same time.

Indeed, living in the city happens to be fulfilling - thanks to semi-furnished and fully furnished properties available in the market, moving has never been this easy.

What is a Semi-furnished Condo?

The word "semi-furnished" can refer to a variety of rental apartments and/or condos, ranging from literally empty to nearly fully furnished; a sweet spot for a not too lavish but not empty property. Some salient contents of such properties are a number of basic pieces of furniture. This includes a sofa, bed, dresser, and table and chairs.

In a semi-furnished property, although it contains some basic home necessities, there are no kitchen utensils, bathroom accessories, and small appliances.

The key term in identifying a semi-furnished condo is “basic”. It should have basic needs in home living. Here are some furniture, appliances, and basic home accessories that can be found in a semi-equipped property.

What does a semi-furnished condo come with?

Semi-furnished condos and apartments can be furnished in a variety of ways, from bare skin to the basics. The following items will be included in a basic furnished apartment:

  • Couch for the living room
  • Basic chairs (indoor or outdoors, depending on the property)
  • Table and chairs for the kitchen and dining room
  • Bed (per room)
  • Nightstand
  • Basic dresser (per room)
  • Basic lighting setup installed
  • A generous number of air-conditioning units
  • Basic kitchen appliances (this includes refrigerator, washing machine, a simple stove - a combination but not all)
  • Basic curtains
  • A mid-tier television set

When trying to figure out what the apartment comes with, it would be better to go look and check the property, because this term will be used to represent anything between an unfurnished type and a fully furnished one.

There isn't a general guide or a template for it, and an ocular investigation is actually needed to figure out what the owner did to the unit after the developer handed it over. Make sure to inquire about which of the following items is included with the unit.

What is a Fully Furnished Condo?

A fully furnished apartment is one in which a person may move in and live without having to purchase any of the apartment's furnishings; technically a complete package. However, food, perishable items, and personal belongings are not included in this. The homeowner has little to no say in the condo design since all of the materials, household items will already be served on a silver plate. The goal is that the tenant will only do a little of the moving, nothing more and nothing less.

The homeowner should be able to move efficiently and stroll in with a small suitcase and feel at ease. Although toiletries, dish soap, and hand soaps may be provided at the start, the owner is usually responsible for them after that.

What does a fully furnished condo come with?

A fully furnished condo or apartment comes with all the needed household items, furniture, appliances that a future homeowner would need to live comfortably. Here are the specific items that one may expect in purchasing a completely furnished property:

  • The living room must contain at least a sofa, table and lamp and perhaps a coffee table or bookshelf.
  • The bedroom/s must at least have a bed with complete bedding, a nightstand with a lamp on top, a big-enough dresser, and a desk.
  • The dining area should have a table (in a generous size) and a complete set of chairs.
  • The bathroom, aside from the fixtures, should have a shower curtain, wastebasket, and floor mat.
  • The bathroom should also have a water heater and other bathroom accessories
  • The kitchen should be fully stocked with utensils, dishes, glassware, cutlery, and pots and pans
  • The unit should have appliances such as a refrigerator, microwave, stove, range hood, oven, washing machine, and other important household items for living.
  • Other salient household items include linens, towels, and clocks around the house.
  • The unit must be completely air-conditioned

Some upscale fully furnished condos and apartments include artwork, CD player, stereo system, quality entertainment system, and other decorative elements. Others also include a basic wardrobe. Indeed, a fully furnished condo gives a more luxurious condo living experience.

With all of the options presented, falling into a decision on what to choose, either an unfurnished, semi-furnished or fully furnished condo, might be easier now. It must be noted, though, that the more luxurious the property means higher the offers. It is then recommended to decide depending on the financial capacity and practicality.
